HGTV much??  I too love watching Fixer Upper, Property Brothers, Flip or Flop, and so much more!  They make it look so easy to take a home with ‘potential’ and turn unused closets into stunning bathrooms or marsh pits into a backyard oasis.  Most of us have a hard time seeing one space and visualize another, even if it’s as ‘easy’ as paint color.   And it’s even more difficult to consider load-bearing walls, plumbing and electrical issues, and all the ins and outs of a renovation and its costs!

Today, I’m working to help my clients see if a particular kitchen space in a house they’re considering to buy can turn into something they will be happy with.  I had the original pics digitally adjusted by Avery and Bryant, and conferencing a professional decorator to quote on a bigger physical change to the space just so we can consider both a short term quick fix and a more permanent change.  It’s such an important space for my people and to assume it can easily be adjusted would be foolish.  It’s been so difficult in this market to be able to take the time to do this kind of research before deciding on a house. We have probably let go of many homes that may have been great if we just had the time to dig a little deeper to consider major changes.

If you’re considering selling, don’t assume a buyer can ‘see’ the potential in your home.  The market is normalizing... If a few rooms need painting, paint it!  If some built ins need to come down, do it!  It’s a cost/benefit issue, and I always say, a few hundred dollars of touch ups can often save you thousands in offers.  Thinking of selling?  Call me, I’d love to help you decide what few things you can do to get your home ready!
